We manage municipal review, engineering, and the approvals that stall most projects, then lock the schedule.

Do you build on my lot, or do you have lots available?

Both paths work. Most of our clients bring their own lot or acreage and we build on it. If you are still looking, we will walk candidate lots with you before you buy and tell you what each one will really cost to build on — slope, utilities, soils, and access change the number more than most buyers expect.

Do I need to have an architect and plans before I call?

No. We partner with clients, architects, designers, and engineers from the very first call. If you already have a design team, we join it. If you do not, we help you assemble one and stay involved through design so the drawings you pay for match the budget you have.

How long does a Utah custom home take to build?

Design, engineering, and municipal review typically take several months before a shovel moves, and construction runs longer than a production home because the details are one-off. We give you a real schedule during pre-construction and update it at every phase rather than quoting an optimistic number up front.

How do you handle budget and change orders?

With transparency. You see the line-item budget, the allowances behind it, and what a selection change costs before it is approved. Since 2011 we have kept strong, respectful relationships with our subcontractors built on clear communication, and that is a large part of why our pricing holds.

Is financing available?
